Our method

From the financial plan to handover.

  1. STEP 1FeasibilityAttic+: the project modelled before building
  2. STEP 2Financial planAttic+: all CFC items costed with our database
  3. STEP 3Design and permitsAttic+: SIA standards check
  4. STEP 4TenderingMonday: tracking of tenders and deadlines
  5. STEP 5Execution and keysProcore: site, plans, defects

Monday manages the whole project from end to end: tasks, deadlines and responsibilities visible to all parties involved. The budget is tracked continuously in Attic+ and SAP.

Financial plan updated at every stage. No change without a price and deadline approved by the client (project owner). Pre-acceptance and follow-up of defects until closure.

The five phases explained

What happens in each phase.

Each phase has an objective, deliverables and a tool. You can entrust us with a single phase or with all of them, from the first sketch to handover.

PHASE1

Feasibility

Before any commitment, we establish what is possible and what it costs. The potential of the site is analysed and project hypotheses are tested against your economic objectives.

  • The potential of the site and the constraints to be taken into account
  • A first cost estimate and a target cost
  • Costed options: renovate, build, sell

PHASE2

Financial plan

Once the direction has been chosen, the budget is structured by CFC (Swiss construction cost classification) and kept up to date at every stage of the project.

  • All CFC items costed using our own database
  • A financial plan updated at every stage
  • Options weighed up, with their financial impact

PHASE3

Design and permit

The design work is coordinated between architecture, engineering and execution, under a single point of management, up to the permit. Cost is monitored alongside the design.

  • Coordinated design work under a single point of management
  • Compliance with SIA standards checked in parallel
  • The budget checked against the project at every change

PHASE4

Consultation

Contractors are consulted on a common basis. Offers are compared item by item and the differences are explained. The client chooses which contractors to proceed with.

  • Tender documents prepared on a common basis
  • Offers compared, differences explained
  • Offers and deadlines tracked in a single tool

PHASE5

Execution and handover

Construction management steers open-book execution through to handover. Contracts and payments remain established directly between the client and the contractors.

  • No change without a price and deadline approved by the client
  • Site, plans and snagging items tracked
  • A pre-acceptance inspection and follow-up of snagging items until close-out

Frequently asked questions

What we are asked most often.

Do you charge commissions to contractors?

No. We charge only our fees, which correspond to the time you would otherwise have to devote to it yourself, with the trade expertise and the tools that go with it. With no commission, we have no interest in favouring one contractor over another.

Who chooses the contractors?

The client. Following our expert assessment, the client decides which subcontractors to proceed with. Contracts and payments remain directly between the client and the contractors.

Does a study or advice commit me to entrusting you with construction management?

No. A study or advice is never conditional on a construction management mandate. Each assignment has a scope, deliverables and fees defined by offer.

What does “open-book execution” mean?

Prices, tenders, contracts and decisions remain visible to the client, from the first study to handover.

Which region do you work in?

Across Switzerland. Our address is in Chavornay (Vaud).
