Feasibility and investment strategy

Before you commit: site potential, project hypotheses tested against your economic objectives, first estimate and options. Switzerland-wide.

What it covers
  • The potential of the site analysed, with project hypotheses tested against your economic objectives.
  • A first estimate and options, to establish what is possible: renovate, build or sell.
  • A target cost, hypotheses and options documented from the outset, before any commitment.
  • The project modelled before it is built (Attic+), to keep control of the budget before the first spade goes in the ground.
Who it is for

An owner undecided between renovating, building or selling. An investor who wants to check that a scheme stacks up economically. A public authority that needs to frame a project.

The phases explained
PHASE1

Feasibility

Before any commitment, we establish what is possible and what it costs. The potential of the site is analysed and project hypotheses are tested against your economic objectives.

  • The potential of the site and the constraints to be taken into account
  • A first cost estimate and a target cost
  • Costed options: renovate, build, sell

PHASE2

Financial plan

Once the direction has been chosen, the budget is structured by CFC (Swiss construction cost classification) and kept up to date at every stage of the project.

  • All CFC items costed using our own database
  • A financial plan updated at every stage
  • Options weighed up, with their financial impact

Frequently asked questions
Do you charge commissions to contractors?

No. We charge only our fees, which correspond to the time you would otherwise have to devote to it yourself, with the trade expertise and the tools that go with it. With no commission, we have no interest in favouring one contractor over another.

Who chooses the contractors?

The client. Following our expert assessment, the client decides which subcontractors to proceed with. Contracts and payments remain directly between the client and the contractors.

Does a study or advice commit me to entrusting you with construction management?

No. A study or advice is never conditional on a construction management mandate. Each assignment has a scope, deliverables and fees defined by offer.

What does “open-book execution” mean?

Prices, tenders, contracts and decisions remain visible to the client, from the first study to handover.
