AMO
AMO: what is owner’s representation for?
Owner’s representation (AMO) is aimed at the person financing the project, who does not necessarily have the time, nor always the expertise, to manage it.
Who is the client (project owner)?
The person who commissions and finances the construction or renovation: an owner, an investor, a developer, a public authority. They are the one who decides, and the one who pays.
What the AMO does
- Helping to decide with full knowledge of the facts: feasibility, target cost, options.
- Checking offers and contracts, and comparing them on a common basis.
- Defending the interests of the client (project owner) in dealings with contractors, including a general or total contractor, or with a seller in an off-plan purchase.
- Monitoring costs, deadlines and snagging items, from the first study to close-out.
What the AMO is not
The AMO does not replace the architect: the architect retains the design. Nor does it replace the contractors. It provides an independent view, on the client’s side, of the figures, the contracts and the management.
Why independence matters
A party paid by a commission from contractors does not have the same interest in comparing as a party paid solely by the client (project owner). At Oïkos GPI, only fees are charged: no commission, and therefore no interest in favouring one contractor over another.
Key takeawayThe AMO gives the client (project owner) an independent view of the figures, the contracts and the management, in order to decide with full knowledge of the facts.
